Buying land is a good investment. It is something that can't burn down. It also doesn't run off like horses. It usually increases in value. Every good investment portfolio should have a portion of land in it.

In Bosque Farms everyone has the ability to hook up to water and sewer. In other areas if you are buying property that does not have city water and sewer you need to make an offer on the land contigent upon being able to get a septic tank built and installed for the number of rooms in your home. You might also double check that cell phone service is available and land telephone service and electricity is available if the area is very rural.

When making an improvement to your home remember a pool is not likely to bring you as much money as the original cost. A minor kitchen update, redoing the cupboards, new counters, a new sink will bring you more than a major kitchen update.

Of course this is only good if you are going to do all this work and sell your home pretty quickly. If you do this work and then not sell, it will soon be used and outdated again.

I spoke with my neighbors who have been considering xeriscaping the other day and this is what they had to say. Xeriscaping can be pretty.

Get rid of many of the grassy areas in your yard. Grass is high water use, even the low water use grass uses a lot of water.

Use drip irrigation. Plant plants that don't need a lot of water.

Use local plants. There have been pretty plants growing on the side of the road that can give you ideas.

Once you have bought your property it will best to begin making improvements. Improvements increase the value of your land.

An improvement that is easy to make would be landscaping. Landscaping should fit into the neighborhood around your home. To begin make a plan of your yard. Shop nurseries and look at catalogs to find some plants that will fit where you need landscaping.

Xeriscaping is important in this weather and water shortage. Xeriscaping is not just dirt and cactus. It is a way of planting water wise plants. A nursery can help you with this.

An acre is 43,560 square feet of land.
Currently Bosque Farms is zoned for 3/4 acre lots. That is if you are building or buying land in Bosque Farms, unless it has been grandfathered in, the lot you buy will be 3/4 or more of land.

It is important to know this because the property tax you pay will be hinged on the land use you have registered on your property.

You can not be zoned for an agricultural land use if your property is larger than 3/4 an acre. A piece of property zoned for agricultural use is taxes at a lower rate than a residential piece of property. This is based on a state law. Bosque Farms has set the size of argicultural land at two acres minimum.
