Think on This as you are Buying Property

Easement - An easement is the right to use another person's land for a stated purpose. It can involve a general or specific portion of the property.

There might be an easement on your property for utility companies. The sewer main might go through your property or cables might be underground.

While you may have plans for your property including building a home or landscaping an easement may change what you can or want to do. Usually and easement has some restrictions around it- for example, you might not be able to limit access to your property or build a fence near the easement or place anything on top of the easement area.

Many people in Bosque Farms have easements for irrigation purposes. If the property you are interested in has an easement for this you must allow those that are irrigating access to your property. If you don't you may find yourself in court. There are some sections of Bosque Farms that have easements for horse riding. It is the responsibility of the owner of the property to clean the easement area and keep it nice.

This blog is mostly about buying land. Even when you buy a house, you are buying the land under it too.

Remember, I am not an attorney. I am only interested in providing a little bit of information on this blog. Mostly I am going to use this as a place to record thoughts, share insights gathered from my experiences, and provide a little bit of information. If you are serious about buying land, particularly in Bosque Farms, let me know.

This post is about picking the land you want. There are other steps before you pick which land you want to buy but that will be covered in other posts. But this is an important first step too.

First make a list of everything your piece of land MUST have on it and another list of wants.
There should be two different lists. A need list and a want list. This will help you get closer to your ideal land and will give a realtor an place to begin helping you.

Some things to think about might include:
sewer
water
nice views
good schools
near a park
horses allowed
size (1 acre, 2 acres so on)
well
covenents for the area
irrigation rights
